Just recently, news broke that the average 30-year fixed-rate mortgage rate took a significant leap, soaring an astonishing 27 basis points on Friday morning. This jump comes right after the release of a surprising Labor Department report showing that the U.S. economy added far more jobs than experts had expected in September 2024, with unemployment dipping to 4.1%.
So, what does this mean for future mortgage buyers? Experts suggest that this report may influence the Federal Reserve to take a slower approach when it comes to cutting interest rates. Last month, the Fed surprised many by cutting rates by 0.50% instead of the widely anticipated 0.25%. Matthew Graham, from Mortgage News Daily, noted that this unusual cut was likely fueled by fears that stronger job reports would become a rare sight in the future. He remarked, “The only salvation here would be the notion that this is just one jobs report in a recent run that’s been mostly weaker.”
Adding to the conversation, Michael Fratantoni, Chief Economist for the Mortgage Bankers Association, commented on the landscape, stating, “We do expect mortgage rates will continue to hover around 6% over the next 12 months.” This insight may offer homebuyers a better understanding of what they might encounter while searching for a new home.
Locally, in the Huntsville/Madison County area, things are looking a bit brighter. According to a report from the Huntsville Area Association of Realtors, inventory is starting to increase. For the week of September 21, single-family home units saw an impressive 34.1% increase, bringing the total available to 4,204 units. Townhouse and condo units also enjoyed a surge, with a jaw-dropping 168.8% increase that adds 376 new units to the mix.
The appetite for housing seems to be on the rise as well, with pending sales for single-family homes climbing by 8.8% and townhouse units increasing by 8.3%. Furthermore, new listings of single-family homes were up by 5.7%, while townhouse units experienced a remarkable 46.7% rise.
Another pressing issue that all homebuyers need to keep in mind is the growing awareness of climate risks, especially following the devastation caused by Hurricane Helene. The hurricane resulted in an estimated $6 billion in damages, along with an even more significant amount of damage to uninsured homes. As a direct response, Zillow announced changes in how they will present real estate listings, now incorporating climate risk data for each property displayed.
Starting soon, potential buyers will see assessments from climate risk firm First Street that factor in risks from floods, damaging winds, fires, and extreme heat, with projections stretching out 15 to 30 years into the future. Ed Kearns, chief science officer at First Street, emphasized an important point, stating, “A lot of people think they are safe from flood if they’re not in a FEMA flood zone, and that’s decidedly not true.” Those factors need to be reckoned with if buyers want to make a truly informed decision about their next home.
A fascinating survey from Zillow indicated that about 80% of buyers now weigh climate risks when considering a property, with flooding emerging as the foremost concern followed by wildfires. It’s a changing landscape out there, and knowledge is power for homebuyers amidst these evolving factors.
