Big Changes Ahead for Huntsville with New Greenbrier Preserve Development!

Exciting things are happening in Huntsville, Alabama! The Huntsville Planning Commission has just given the green light for some significant construction work in the growing Greenbrier Preserve development. This project is located in Limestone County and is set to become a flourishing community packed with new homes.

A Lot on the Line

Just to give you an idea of the scale—more than 1,100 homes are proposed for this development! That’s right; over a thousand new residences are lined up to spring up, which is wonderful news for new homeowners and business in the area.

As of now, construction at Greenbrier Preserve is in full swing. Recent data shows that new homes in this area make up approximately 25% of all home sales in the Huntsville metro as of midway through January 2025. Talk about a hot market!

What’s Going Up?

The Planning Commission has just approved 23 new lots for the second phase of the Wheeler Lake subdivision, beautifully situated south of Swancott Road and west of Rabbit Lane. This follows an earlier approval of 44 lots during the first phase.

But wait, there’s more! There are currently 89 lots under construction in Greenbrier Preserve South. Sweetwater Preserve adds another 40 lots, while Greenbrier Estates chips in with 26 approved lots. In total, this means there are 222 homes either being built or already approved in the Greenbrier Preserve area.

Home for Everyone

What’s particularly great about the Greenbrier Preserve project is that it’s designed to cater to different income levels, ensuring that it supports the local workforce, especially those employed at nearby manufacturing giants like Mazda Toyota Manufacturing, Polaris, and even Amazon’s Fulfillment Center. DR Horton has been selected as the development’s homebuilder and is ready to bring these homes to life.

More Homes and Schools Coming

92 lots in phase six of the nearby Creekside subdivision. This new area will be situated west of Sanderson Road and south of Nick Davis Road. Plus, with the proximity to Creekside Elementary School, these new neighborhoods will have education in focus!

Families moving into the new Creekside subdivision will have their kids attending Providence Elementary School. While it’s about 12 miles away, parents can look forward to a new K-8 school currently being built right in Huntsville.

Community Feedback and Future Plans

Of course, with growth come concerns. Some residents have brought up worries about increased traffic that might come with the rise of new homes. It’s something city planners are taking into account as they drive the future of this development forward.

On the flip side, the Greenbrier Preserve development itself is 389 acres, stretching along Swancott Road. The plans include a mix of single-family homes, townhomes, and apartments, creating a vibrant community vibe. City planners believe this development fits perfectly into Huntsville’s Big Picture master plan, providing diverse housing options for all.

Recreational Opportunities

This project also aims to tackle drainage concerns, which is a big plus, and there will be recreational opportunities close by at the picturesque Wheeler National Wildlife Refuge, making it a hub for families and nature enthusiasts alike.

What’s Next?

The Planning Commission is also considering approvals for Heritage Park, an extension of the Greenbrier Preserve that will feature courtyard homes. Plus, there are future plans for the expansion of the Huntsville Ice Sports Center, too! The buzz in Huntsville is unmistakable!
